The carpet area of an apartment is defined by the Real Estate Regulatory Authority (RERA) as the net usable floor area of the apartment, excluding the areas covered by external walls, areas beneath services shafts, exclusive balconies or verandas, and exclusive open terraces, but including the areas covered by internal partition walls of the apartment. "Exclusive balcony or verandah area" refers to the balcony or verandah, as applicable, that is annexed to the net usable floor area of an apartment and is intended for the allottee's exclusive use. "Exclusive open terrace area" refers to the open terrace that is annexed to the net usable floor area of an apartment and is intended for the allottee's exclusive use.

If there is a discrepancy between the promised carpet area and the actual carpet area in a pre-construction project that you have reserved, you will receive a refund. The carpet area can change, and charges are made in accordance with that. The increase, though, cannot exceed 3% of the stated carpet area. RERA has established this cap.

What is a built-up area?

The external perimeter wall surfaces are used to gauge a building's built-up area. It includes the carpet space, the thickness of the walls, and other inaccessible sections of the flat, like the dry balcony, terrace, flower beds, etc. It always extends beyond the carpeted area.


Built-up area = Carpet area + area of walls+area of balcony

Note: Built-up area is generally 15-30% of carpet area


Calculation of Built-Up Area:  If 1000 sq feet is the built-up area then the carpet area would not be more than 700 sq feet.

What is a super built-up area?

The saleable area of a property is its Super Built-up area, which also includes the carpet area, terrace, balconies, spaces enclosed by walls, and areas covered by shared or common construction (e.g. lift, stairs, etc). Builders may throw in extras like a pool, clubhouse, and garden. To get to the extremely built-up area, builders apply the loading factor on the carpet area.

The carpet space and built-up area, as well as the portion of the common area such as stairs and lobbies that can be used by the entire building, are all considered to be Super Built-up Areas by the Real Estate Regulatory Authority (RERA).
